Coast is bouncing back

It doesn’t seem like long ago that any sale in our area over $1m was a talking point. Now it’s more like $2m.

It was back in November 2007 that our agency smashed the previous record price and achieved $2.67m for a front-row Fairhaven property (a record that still stands today). However, in the last six months there have been two sales in excess of $2m with a third about to be contracted. This shows that the coast is bouncing back from a slower period for much of 2008 and early 2009. It goes to show that premium properties, in premium locations, will always bring premium prices.

Speaking of which, 42 Banool Road, Fairhaven will be having its first Open For Viewing this Sunday between 2 and 2.30. Pop in and visit one of Fairhaven’s best ‘beach shacks’.

Prices continue to soar

As house prices in Melbourne continue to soar (up 15% in the year to November) one of the key reasons is said to be immigration. Victoria’s population grew by 2.14% for the year, and it is estimated it is growing at about 2000 a week.

While putting obvious pressures on city and regional areas, this will inevitably flow through to coastal areas. There is however one difference in our area. There is no further room for expansion. What this means is that more people will want to come to our areas which cannot grow geographically and this will put pressure on prices which should result in continues strong capital growth for land owners.

Aireys at the top!

 The State Government has just released the Victorian Property Sales Report, which shows Aireys Inlet as topping Geelong and The Surf Coast Shire for the greatest increase in Median house prices in the past year, up 43.4% to $629,000. In fact the three biggest movers were all coastal towns, Aireys Inlet, Anglesea (19.8%) and Apollo Bay (19.5%).

This is the first real evidence available to demonstrate exactly what coastal agents have been talking about for the last couple of years. The Geelong Bypass!
