Demand exceeds supply

Economists tell us that demand for housing in Australia has been outstripping supply since 2004, leading to rising prices even through the economic downturn. While house prices in the US have fallen by 30% since 2006, they have risen by 20% in Australia.

Part of this rise has been blamed on state governments not releasing enough land on urban fringes. The fact that town boundaries have been capped in the Aireys Inlet to Eastern View area should continue to drive prices up in our region for many years to come, making it a very safe long term investment.

Property Market Bounced Back

If ever there was more evidence needed of the bounce-back of our property market, this January must surely be it. So far this office has transacted almost $5m in stock in 22 days. The most impressive being that of 42 Banool Road, Fairhaven, sold prior to auction for an undisclosed figure.

If sales continue in the same vain for the coming months, then scarcity of stock will become a problem, which was a characteristic of our market in the heady times of 2006/07. Strong demand combined with low stock levels will put upward pressure on prices. Good news for those who own in the area, but signs that today’s prices may look cheap in years to come.

Summer brings the crowds

With the Summer weather comes the Summer crowds, and as happens every year, the Coast is bursting with people. Thankfully, this will only last for a while, but to us agents, the effects can last for months and years. Many tourists, holiday tenants and visitors to the area at this time of the year become buyers in both the short and long term. The buyer we show around today may purchase in the next month, year or even two years! Sometimes, people purchase on their first trip and their first look. This is yet another reason why it is critical that properties for sale are priced correctly from the start. The one buyer you missed because your property is overpriced, may purchase another property nearby that is correctly priced. The longer a property is on the market, can lead buyers to ask β€˜Why is this property still for sale?’ As the old saying goes: β€˜Nobody wants a house that nobody wants’

Pricing correctly from the start is the main ingredient to any sale. Not marketing, not the agent. It always comes back to price.
