We’re not confined to the coast

Aireys property price boom

Aireys Inlet has recorded the biggest increase in house values over the past two years, according to figures released by the Surf Coast Shire Council.

Over the two years to January 2010, house prices in Aireys Inlet rose by 18.8 per cent, closely followed by Anglesea which recorded 15.5 per cent increase.

The figures come from an independent valuer who was commissioned by council as part of a requirement to revalue all residential, commercial and rural properties every two years under Victorian Government.

Lorne 8.8%
Torquay 8.2%
Deans Marsh 8.0%

GOING, GOING…GONE!

The sale of property by auction is more popular in Australia than almost anywhere in the world. In recent weeks, we have seen how the auction system can be a very effective method of sale for a vendor who is both motivated and realistic.

Both 10-14 Hendy Road, Lorne and 120 Boundary Road, Aireys Inlet were offered for sale by public auction in recent weeks. Whilst neither property sold under the hammer, the auction system is not only about the auction day. It includes the weeks leading up to the auction day as well as the weeks following the auction day. Sure enough both properties sold in the weeks after the day, but it was the auction system and the advertising which underpins an auction that attracted the buyers to the property. One of these properties, 120 Boundary Road, had been on the market for a number of months previously as well. Both properties sold for well in excess of $1m.

Our Backyard

After the recent mild weather, this week has given us cold grey skies, intermittent rain and big seas, to remind us all that Autumn is certainly here.

Sales activity inevitably slows somewhat, however in general it has been much, much better than this time last year. In fact this April was one of the best for many years.
