Our Backyard

Market Round up-  What a week it’s been, last week we posted that we believed that there was a change ahead but perhaps not to the levels that we have seen on the Parliamentary scene. With Kevin Rudd throwing his hat in the ring for the Labour leadership and members of caucus launching unprecedented personal attacks, change is well and truly underway. Irrespective of personal persuasion it’s fair to say that Australians have had enough! Its time to move on and according to a recent Ray Morgan research report 80% of employed Australians say their job is safe and we feel more confident that ever before to forecast that in years to come we will reflect on the summer of 2011/2012 being the turning point for consumer confidence.

Our Backyard

Is the worst behind us?  Whilst sales activity is still subdued, there has been a noticeable increase in sales and sales enquiry in the $500,000 to $650,000 range.

A handful of sales this past week in the $500,000’s range and some strong enquiry as well, indicates that perhaps there is some cautious optimism returning to our marketplace.  This price range is almost our ‘buy-in’ price for a house in our area and is likely to be a conservative entry point for many buyers with the thought to perhaps improve or upgrade later when the economic climate is brighter.

I currently have a couple of ‘off market’ properties in this price range for sale now, so if this is your price range, please contact me directly.

Subdued buying conditions in the Aireys Inlet area continue. Buyers are nervous and spooked by what they read in the papers, hear on the radio and watch on the television. Often the perception is worse than the reality however and this was certainly the case during the GFC. Sure properties took longer to sell, but prices held and supply remained low. Currently supply is quite high  but we are in the middle of the ‘selling season’ so it is the natural time for people to look at marketing their beachside homes.

Opportunities do currently exist to purchase property and land at a real market value as opposed to some inflated prices in the past caused by competition.

With the completion of the Geelong ring road flyover, generous supply levels, low interest rates and with more drops forecast,  when has there been a better time in recent years to buy?

As the busiest month at Aireys Inlet on the coast draws to an end, the best month begins. February – better weather, less wind, empty beaches, less crowds and less queues.
