Only recently I mentioned that whilst sales activity in our area remains solid, sales of properties over $1 million have been slow.
The Easter break was always going to be a good test of the market. I can report for you that in the past fortnight there have been three sales over $1 million in Fairhaven (one of which was over $2 million) and another just under $1 million, also in Fairhaven. In Anglesea we have also had two sales over $1 million in this time.
This activity comes on the back of news that the Melbourne median house price has topped $600,000 for the first time despite signs of a slowing market. The record follows a solid March quarter in which prices climbed 2.8% to a new median of $604,110.
Andrew Wilson, senior economist at Australian Property Monitors, attributes the figures to six consecutive quarters of Melbourne house price growth. But, he pointed out, that followed six consecutive falls in price growth.
