Winter traditionally proves to be a slower period for property sales on the coast.  Some vendors decide to withdraw their properties or at least rest the marketing over the cooler months and this is best reflected in the thickness of the local papers.  With the pages and pages of real estate reduced, the papers can become quite thin.

As well as those who have withdrawn their marketing for winter there are many who are preparing their properties to launch onto the market in spring when numbers on the coast will begin to swell and thoughts of a beach house re-enter more peoples minds.

The Melbourne market however continues on.  In fact auction numbers and clearance rates in Melbourne continue at higher levels than those recorded over the same period a year ago.  Last weekend, 478 houses went under the hammer compared to 360 over the same weekend a year ago, with last weekends clearance rate of 72.9% also clearly higher than last years 63.4%.

Here is a sneak peak at some of the upcoming spring listings.

  • A two bedroom fibro beach house on the beach side of the Great Ocean Road – around $500,000.
  • A three bedroom house on 1,000m2, walking distance to Gully Beach – around $660,000.
  • A double storey, four bedroom, two bathroom, two living area house in Moggs Creek, backing onto Moggs Creek – around $750,000.
  • A two year old single storey house on 1000m2 in a quiet court location on the beach side in Aireys Inlet – around $775,000.
