Is it the Patrick Dangerfield effect?

Unless you have had your head buried in the sand this year or perhaps you are a member of the other AFL (the Anti Football League) you will be aware of Geelong’s star footballer, Patrick Dangerfield.

It seems that Patrick has singlehandedly put Moggs Creek on the map in 2016 due to everything from Fox Footy commercials to his Brownlow Medal winning speech.  It also seems that Moggs Creek is enjoying its time in the spotlight with a much greater number of sales this year than in previous years.  What is most notable is the speed of the sales and the prices being achieved.

Earlier this year Moggs saw its first sale above $2m and the stream of sales has been steady since.  Two listings at 44 Boyd Avenue and 6 Stephen Avenue sold in four weeks.  A new listing to the market last week at 22 Stephen Avenue is under negotiation and there is another listing about to hit the market at 40 Boyd Avenue.

Only last month we sold 4 Boyd Avenue just following the auction, for the second highest price paid in Moggs.

Surely it can’t all be about Patrick?  Those of us who know Moggs well are familiar with its magical beach, the walking tracks, bike tracks and areas in the National Park.  I believe a main factor is that you are never more than a couple of hundred metres from either.  The peace and the quiet all year round are hard to replicate in a beachside location within two hours of Melbourne.
